Newtown House is in its own grounds of 5 acres made up of gardens paddocks and woodland. It is situated on the eastern bank of the Blackwater estuary where the river meets the sea. The county boundary runs down the centre of the estuary and so,whilst Newtown House is geographically in County Waterford, we are separated from the East Cork town of Youghal by a mere mile of water . Nevertheless it is easy to find being just off the N25 trunk road from Rosslare to Cork.

DIRECTIONS (From Cork)
Take the N25 National road east towards Rosslare bypassing Midleton and Youghal. Cross the river Blackwater at Youghal Bridge and then proceed for 2.2 miles on the N25 before turning left towards Clonmel on the R671. After 150 yards turn left again at the junction going through the underpass beneath the N25 and passing through the village of Piltown. From the junction it is 0.8 miles to a crossroads where you turn right to Ferrypoint. Proceed for 0.7 miles along a straight road. The entrance to Newtown House is on the right immediately after a row of bungalows. It has a low stone entrance painted cream. If you get to a farmyard entrance or, worse still, the sea you have gone too far.

Take the N25 towards Cork passing through New Ross and bypassing Waterford and Dungarvan. At the last roundabout leaving Dungarvan continue on the N25 for 12.3 miles before turning right onto the R671 road signposted Clonmel. From then on follow the directions as if from Cork.
